SBLLOA Quarterly Meeting Minutes, 3rd<\/sup> Quarter, 19 Aug 2026<\/h3>\n

Attendees:<\/p>\n

Chris Brazeal, Board President<\/p>\n

Kathy Bruner, Board Treasurer<\/p>\n

John Melito, Board Co-Secretary<\/p>\n

Not able to attend:<\/p>\n

Larry Ortegren, Board Vice President<\/p>\n

Rick Garn, Board Co-Secretary<\/p>\n

Meeting called to order by the Board President at 1708 hours<\/p>\n

Financial Report:<\/p>\n

Assets as of 19 August 2026<\/p>\n

– $35,305.77 combined from checking and savings accounts<\/p>\n

– Detailed financial report will be discussed at the annual homeowners meeting in September and posted to the website following the meeting.<\/p>\n

Old Business:<\/p>\n

ACC approval process\/coordination process.<\/p>\n

  • Notification and approval process will remain the same as before. ACC will e-mail the board members via board member gmail or personal email accounts.<\/li>\n<\/ul>\n

    Kinetic cable box in common area is unsafe.<\/p>\n

    • Board President contacted Kinetic for assistance. Box closed and locked by Kinetic same day. Closed.<\/li>\n<\/ul>\n

      Open Items:<\/p>\n

      Residents questioned shoreline maintenance and erosion control.<\/p>\n

      – Resident letters to be mailed prior to the Annual homeowners meeting in September.<\/p>\n

      – Discussion on the agenda for the annual homeowners meeting in September.<\/p>\n

       <\/p>\n

       <\/p>\n

      Delinquent HOA Dues:<\/p>\n

      – 1 Resident is delinquent on HOA dues<\/p>\n

      – The Board has engaged a Lawyer to receive delinquent dues<\/p>\n

      – Liens on the property have been filed and the homeowner has been notified<\/p>\n

      Board member expiration of term. :<\/p>\n

      – Vice President nominations will be requested at the annual homeowners meeting.<\/p>\n

      – Assistant Secretary nominations will be requested at the annual homeowners meeting if required.<\/p>\n

      Ordering fish to restock the lake<\/p>\n

      – The Board President will contact a fish hatchery to coordinate the order and delivery.<\/p>\n

      Well pump evaluation.<\/p>\n

      • The Board President will contact the well company and an electrician to get a price estimate for needed work.<\/li>\n<\/ul>\n
