SBLLOA Quarterly Meeting Minutes, 1st Quarter, 11 Feb 2026<\/p>\n

Attendees:<\/p>\n

Chris Brazeal, Board President<\/p>\n

Larry Ortegren, Board Vice President<\/p>\n

Kathy Bruner, Board Treasurer<\/p>\n

John Melito, Board Co-Secretary<\/p>\n

Not able to attend:<\/p>\n

Rick Garn, Board Co-Secretary<\/p>\n

 <\/p>\n

Meeting called to order by the Board President at 1715 hours<\/p>\n

 <\/p>\n

Financial Report:<\/strong><\/p>\n

4th Quarter Expenditures $3,427.69<\/p>\n

– Reviewed and approved by the Board<\/p>\n

Assets as of 23 January 2026<\/p>\n

– $54,022.95 combined from checking and savings accounts<\/p>\n

 <\/p>\n

Old Business:<\/strong><\/p>\n

Architectural Comity requested approval for boat lift to be converted to a dock<\/p>\n

– No change to size of dock conversion which remains within the convenance guidelines<\/p>\n

– Board approved the request<\/p>\n

 <\/p>\n

Open Items:<\/strong><\/p>\n

Residents questioned tree trimmings placed in the drainage ditch along the walking trail<\/p>\n

– Trees trimmed by the Railroad with debris put in the drainage ditch<\/p>\n

– Drainage ditch is within the Railroads easement limiting the Boards ability to intervene<\/p>\n

– Drainage ditch was inspected by Board members<\/p>\n

– Drainage will be monitored by the Board and addressed as necessary<\/p>\n

 <\/p>\n

Delinquent HOA Dues:<\/strong><\/p>\n

– 1 Resident is delinquent on HOA dues<\/p>\n

– The Board has engaged a Lawyer to receive delinquent dues<\/p>\n

– Liens on the property have been filed and the homeowner has been notified<\/p>\n

 <\/p>\n

Boats being stored in Driveway<\/strong>s:<\/p>\n

– Convenance violations were discussed by the Board members<\/p>\n

– Letters of convenance violation will be sent as needed to the homeowners involved<\/p>\n

– Board will monitor progress and address as necessary<\/p>\n

 <\/p>\n

Annual Taxes:<\/strong><\/p>\n

– Taxes assessed for the common areas for the 2025 tax year<\/p>\n

– Actual tax bill is $322 higher than the estimate on 6 common area parcels<\/p>\n

– The Board noted no discrepancy in the bill due to the County tax calculation fluctuation from estimated to actual tax bill<\/p>\n

– The Board will pay the taxes by the due date<\/p>\n
